21 Common Mistakes Renovators Make: Seeing The Agent As The Enemy
Naomi Findlay, Australia’s Rapid Renovation Expert, shares the 21 common mistakes renovators make and her personal advice on how to avoid them.
Never trust your real estate agent, right?
Real estate agents can be one of the biggest assets on your property renovation team. There’s a little bit of serendipity here. If you go around viewing real estate agents as the enemy and really putting off some bad energy and vibes there, the likelihood is you’re not going to have any amazing real estate agents approaching you. That’s the good old law of attraction.
So, I guess a few of you is kind of going, other than sell the property, what do agents do?
Let me give you a bit of an insight. I work with a pile of agents in our local patch where we look to renovate. However, there’s a handful of really, really special agents. They do more than just sell out a property once they’re finished. What these amazing handful of agents do?
They’re part of my inner circle. They’re part of my key team and they fit into so many aspects that all different steps of the renovation as we go.
So first, they bring us deals. On-market and off-market. Always aiming for a win for us and a win for them and a win for the person who is looking to sell a property. Second, they’re absolutely an essential part of validating, confirming or altering due diligence that we’ve done on properties and on suburbs. Their expert opinion is invaluable to making sure that your due diligence is on mark.
Third, great real estate agents actually feed into the renovation plan. They know my target market just as well as I do. And they’re great people share the renovation plan with and get feedback. Finally, they sell the property for more money in a shorter possible time.
So I guess you can see those four things I’ve talked about now but that’s not all of the things that amazing agents do. They’re pretty key things to having a really great project with great outcome and a great experience. Look at changing your future to which you look at agents with. Engrave some of that law of attraction, put out there that agents are actually an amazing valuable part of your team. You’ll be really pleasantly surprised about the wealth that they bring to every project that you do.
