Dear {first:Name},

Welcome to your March issue of Zadel Property Education News.

This month we welcome one of the world’s most successful property entrepreneurs Dolf de Roos to the stage to educate Australians for the first time in what is called the 2014 National Tour, ‘Commercial Real Estate Investing Success’ with Dolf de Roos.We are also excited to inform you that our resident ‘Property Renovation Queen’ Cherie Barber will be appearing on Channel 10’sairing of ‘The Living Room’ this Friday, March 21st at 7:30pm. Cherie has been handed the task of a huge kitchen makeover with no more than $1000 in the bank, so tune in to get some helpful tips on how you can pull off something similar.

It has been a busy month at Zadel headquarters as we concluded Daniel Kertcher’s final solo shows and shifted into gear to commence the Ultimate Property Entrepreneur & Investors Conference season. With a great turnout in Sydney and top-notch content from our line-up of experts for the first show, we are highly excited for the month ahead as we take the show to Melbourne, Perth and Brisbane whilst continuing preparation for our Leadership Seminar and Dolf de Roos Tour across the country.

As Dolf’s tour is an Australia-first event, we would like to give you a head start on some of what you can learn by attending these events in the coming month.  And further down, we will show you 5 KEY ADVANTAGES of commercial property that most Australians didn’t know.

Perpetually regarded as the ‘exclusive domain’ of listed property trusts, property syndicates and the super-rich, commercial property would have to be the biggest ‘elephant in the room’ when it comes to property investing. I mean look around you, it’s literally everywhere; every city, every mall, every fast food franchise, every local shopping strip, every coffee shop – it’s all commercial property, and yet nobody talks about it!

It’s because it’s so good, so lucrative, and so powerful that the wealthy don’t want you to know about it, let alone participate in it. Put simply, they don’t want the competition.

We want to break that barrier and, with the help of Dolf de Roos, create history and educate you about the hidden gem that is ‘Commercial Property’.

BIG Advantage #1 Commercial properties commonly generate a 5% to 9% rental return or more.  However, commercial tenants are also required to pay the various building outgoings on top of their rental; a very desirable feature, I’m sure you’ll agree.

BIG Advantage #2 Commercial properties lease for between three and five years or longer and usually have multiple options to renew. That means fewer tenancy changes, and a far more predictable income stream.

BIG Advantage #3 Commercial tenants operate a business so upkeep of the property is generally taken care of by them with very few hassles. Even, whether the lease requires it or not, most commercial tenants will regularly repair and repaint your property in order to maintain a good corporate image.

BIG Advantage #4 Greater security! Whenever commercial tenants want to exit they have to sell their business, which requires the land-lords approval, that’s you!  But here's the difference: If the new commercial tenant defaults in paying the rental, you also have recourse to the previous tenant as well — because commercial leases are business contracts enforceable by law.

BIG Advantage #5 Tax benefits! Commercial property typically provides you with far more generous tax benefits than residential property. This often includes significant building depreciation allowances as well as on plant equipment within the building like air-conditioning, carpets, and lighting, for example.

If this entices you, we have all the information on his tour below…

Legendary global property investor and educator Dolf de Roos will be touring with us exclusively this month.

Dolf is the author of more than 15 books on real estate, several of which have been New York Times best-sellers. He was Robert Kiyosaki’s Rich Dad property advisor, appeared at Tony Robbins Wealth Mastery, was a Trump University Faculty member and appeared on 4,500 radio stations for more than four years.

His 35 years of experience as an investor has taught him that the wealthy play in commercial real estate and he’s here to unlock the secrets of success for you.

You can see Dolf live in five capital cities. Hurry, this is a once only event and these events are almost booked out.

If you get a chance to catch the ‘Renovation Queen’ Cherie Barber and like what you see, you have the opportunity to see Cherie in person at our upcoming 2-day Melbourne Property Entrepreneur and Investors Conference which is being held at the Bayview Eden Hotel on Saturday, 22nd March and Sunday, 23rd March 2014.

To claim your complimentary tickets to this event, visit: Cherie will also be appearing in Brisbane and Perth in late-march and early-April following the Melbourne conference, and all ticketing information and dates are available via the above link.

In this month’s video education section, we flash back to Dolf as he explores the ‘commercial market-that-was’ in Sydney a few years back. You can certainly put it into perspective when you look at the market today!
