Novice renovators would say having a high attendance at an open house equates to its success. And of course this is true, however achieving high attendance is only a partial indicator of success.

Seasoned renovators know that when you put on an open house, you don’t always need big numbers in attendance – you need serious buyers; the same people you’ve been working hard to impress in your renovation process all this time!

So to impress your potential buyers during your open house, it’s essential you get off to a great start. Here are 5 simple, highly effective strategies you could use to deliver a successful open house.

1. BE A STANDOUT! Have A Prominent House Number

It may seem obvious, but having a prominent house number and/or house name has a number of perks, including how easily your property can be spotted from the street, ensuring people don’t get lost when coming to the open house!

Make sure that the number and/or name are in excellent condition, that it’s visible and that it’s in line with the style of your property.

Throwing a cushion here and there just doesn’t cut it when you’re staging your property.

Remember, the purpose of property staging is to help prospective buyers visualise themselves living in their ‘next property’ – your property; and in doing so, it should attract more seriously interested buyers.

Create the finished look by adding details such as artwork, lighting and rugs. Rugs, in particular, can be great for tying a space together, especially if your home is open planned. But remember: style for the sale of the property and not for your own personal taste!

If you have the option to do it, I’d strongly recommend you create a feature outdoor space for your property. In doing so, you can:

  • Show your prospective buyers that they have a natural place to entertain.
  • Highlight for your prospective buyers their new ‘retreat’ and how they can enjoy the benefits of an indoor/outdoor living space.

Connect your property with nature by making the outdoor space an extension of your indoor space. Add natural, nature-themed pieces such as cushions and accents like potted plants.
