21 Common Mistakes Renovators Make: Using Personal Taste

Naomi Findlay, Australia’s Rapid Renovation Expert, shares the 21 common property renovation mistakes and her personal advice on how to avoid them.

It’s one of the most common mistakes I see so many renovators are making. There is no easy way to say this guys but it is not about you. Every single decision you make when you’re renovating for wealth is the decision you are making for your target market. So, it’s not about you and there is no place at all for personal taste in this.

So, let me tell you a little bit of a story. Second property I ever renovated, it was an amazing 1900 gun barrel. The whole property was only, you won’t believe it, 5 meters wide. It was an amazing beautiful property and I was, to be honest with you, a little bit emotionally attached.

THE BATHROOM

So, as I was setting up the bathroom, I was wondering how I was going to make this bathroom seem bigger, how I was going to manage to try and amplify the size of this bathroom and I did install this amazing free standing tub – see? Emotionally attached. This amazing wet room – emotionally attached. And I decided, the only way that I could amplify the size is the space because the bathroom was literally 1.6 meters wide. Wants to do an entire wall of mirror. I can imagine I was horrified.

THE MIRROR IN THE BATHROOM

I recently had my third child, I knew this was the only answer but the thought of showering or bathing in a space that had an entire wall of mirror was just beyond me at the time. Against my better judgment at the time, I thought I did it. I put an entire wall of mirror. One huge piece of mirror to this space. And do you know what? It was the most commented on and most envied and the most wanted possession in that house. It was amazing the feedback we got from the agent that was selling it that there was not one person that went into that property that did anything but praise that design decision.

So, that just goes to show you that a decision that I was appalled that I have made from a personal perspective actually plays a 10 out of 10 100% of people that viewed that property. So, that just goes to show you that there is no space for personal taste when you are renovating for wealth.
