In the first three parts of this series, we discussed the positive reasons for styling your home for auction day. In this final part of the series, we’ll discuss the execution phase of styling your home for sale.
AUSTRALIA’S HOME STAGING INDUSTRY
The home staging industry in Australia is rapidly growing. That’s because professional services are now becoming available in more areas. However, the cost of home staging across the country can vary quite considerably, with metro and remote centers often being the highest.
In capital cities, real estate agents are proactive when working with a home stager. However, at the time of since, not all agents rurally and remotely actively promoted staging on all their property listings.
So if you decide to outsource this element of the project to a professional home stager, make sure that you start investigating at the early stages of the project. Check for things like the availability in your area. Have the stylist visit the property to provide itemized quotes and begin to develop a relationship with a local staging company. This will be an essential part of your team moving forward.
TIPS TO GET STARTED:
- Equip yourself with the knowledge on the basic principle of home staging or styling for sale.
- Consider how many properties you intend to renovate. Do they share a target market? If they do, could similar furniture be used across multiple properties?
- Look in your market at professional home staging examples. Consider whether your styling will be able to compete with these properties.
- Define the budget you have to spend on the bulk investment in furniture to style the property.
- Don’t forget the logistics! Staging your own renovation can be as logistically heavy as the actual renovation itself!
- If you want to partly or wholly style the property yourself, make sure this is one of the first things you think about. Plan ahead and source your stock from cost-effective trade suppliers.
- If you are using a professional home stager, bring them into the team. Introduce them to your agent and make sure that the whole team is briefed across your target market.
This concludes the four part series using property styling as a key element in your arsenal. As with many aspects in the field of making money from property, having a plan, executing due diligence and organisation are key to the success of your strategy.
