Welcome to our April 2019 newsletter.

Right now, I’m in the middle of our Airbnb Tour and it makes me smile some of the questions I get asked at the back of the room, about the ‘risks’ of our Airbnb strategy.

One of the most common questions is, ‘what if the property I lease doesn’t make money... and I’m stuck with the lease?’

I always suggest people think logically (not emotionally), and walk through their options in writing.

So let’s deal with that question today...

Firstly, if you do our education, do the research and follow our system, the chances of that happening are vastly mitigated.

However, let’s say it does happen, you rent a property to re-lease on Airbnb (and make the difference)... and you get it wrong, and it doesn’t make money. Here’s some options:

 => You increase your marketing exposure by listing the property on other short-term rental sites like booking.com to get more bookings.

 => You slightly drop your prices to make sure it gets rented, at least to cover costs until the lease is up, and then you simply don’t renew the lease.

 => You decide to do the cleaning and linen yourself, and earn the ‘cleaning fee’ for a few months to cover any shortfall, and hand the property back when the lease finishes.

 => You lease it out for the rest of that period on a normal 3 or 6 month residential lease to tenants at normal market rent ,and cover your costs till your lease expires.

 => You break the lease. No biggie. Recently I had to break a lease on a residential property. It cost me one weeks rent plus GST, and a $150 re-marketing fee, plus I had to cover the rent until it was re-let. All up, it cost me about $920. Peanuts in the scheme of things and all tax deductible anyway.

In property, compared to traditional property investing, these risks are minimal, if not minute.

Yet, with our strategy you can still make $1,000 – $2,500 per month, per property and you don’t even have to own them!

Now, consider this in comparison to someone who bought off the plan 2 years ago, a brand new 2-bed apartment in a multi-stage, new development in Sydney, at $670K hoping and expecting prices to keep rising.

Well, today southern Sydney property prices have now fallen 15%, and new stage releases in this particular development are selling for just $620K. That investor just lost over $50K plus costs, and a wasted year of work at the typical Aussie wage. Ouch!

Remember, we all pay for our education one way or another.
