Now, you may have noticed the weather is beginning to cool.

As the seasons roll over and we farewell summer, the daylight gets shorter, the nights get chillier.

And just as we change our wardrobe and bedding to adjust to the cooling weather, so too we adjust our investments to a cooling economy.

As the property market cools quickly in Sydney and Melbourne, and passive growth becomes harder to come by, I know a lot of people ‘de-risking’ at the moment.

For example, I know of one guy who lends money on short-term ‘bridging finance’ type deals to property owners, backed by first and second mortgages. He’s adjusted by only lending on first mortgage security (which means he’s first in line to get paid if something goes wrong with the borrower and the property must be sold). This is his way of ‘de-risking’. He’s not getting out of the business, he’s just working with higher quality deals/clients.

We’ve also got all-time-high global, national, corporate and personal debt worldwide; rising geo-political tensions; royal commission into banking aftermath; and a pending Federal Election in Australia, which has significant ramifications for property investors.

I know of many investors ‘de-leveraging’ their portfolios. Some of them have sold properties to pay down loans. Others have moved to Principal and Interest loans to slowly reduce borrowings. I know of developers targeting much smaller projects and infill sites. Again, they’re not getting out of property, they’re just de-leveraging and being much smarter about how they do things.

Now, the super smart investors I know, are all targeting super high positive cashflow investments, often with significant upsides and often using OPM – Other People’s Money. The two biggest and best strategies I see right now are in Commercial Property and STR’s – the Short Term Rental market.

In Commercial, they’re targeting properties with 7, 8 and 9% net yields, often with significant ‘hidden’ upside potential.

In the Short Term Rental market, they’re leasing well located, fully furnished properties and leasing them on Airbnb and other similar sites. Keep in mind, they don’t own any of these properties, which means no loans, no deposits, and very little risk and they’re still targeting yields in the 8 – 10% range!​​​​
