CEO and Wealth Educator Stuart Zadel discusses the startling opportunities available in commercial real estate – and shares an on-location example from the Gold Coast Airport when you look “close” to other major infrastructure.

Well hey guys and welcome, this is Stuart, and today I want to talk to you about the opportunities in commercial real estate.

It’s one of the top six commodities that you want to buying if you’re looking to create wealth through property I believe… and it’s where the truly wealthy play.

Now, can you guess where I am? It’s early morning and I’m here to pick up a team member from the airport… we’re going to look at some property today and talk through some plans… but I’m actually at the Gold Coast Airport.

Now I want to point out that there’s a massive expansion going on of the Gold Coast Airport… and today I want to talk to you about where the capital expenditure is going… where Government and big business is expanding… and then we’re going to go right near that and have a look at the opportunities.

You see the truth us, these sort of developments where they are expanding the terminal to become a major international airport… you can actually fly directly from the Gold Coast now to New Zealand, to the United States, to Singapore, to Hong Kong, and most of the world is opening up through the little regional airport that used to the the Gold Coast… and I think they’re even building a new hotel here behind me.

I park here frequently and it’s almost always all booked out.

Now these developments here are usually owned by the major funds… maybe mutual or Superannuation or investment funds, that sort of thing… and they are owned by major corporations and banks… and the little guy may not be able to get into these things.

But you know what? – Right next door to this airport, there’s a whole lot of commercial real estate that is being used for ancillary services to this airport.

One of note to where I am right here is this car rental place. This is just a little place, which I imagine is freehold, so it’s not strata (which is a valuable tip as well)… and at the end of the street there’s Southern Cross University…

So there’s all these multiple industries, and if you look over the back of Gold Coast Highway, you can see other developments, cranes, and a massive demand for accommodation for anything to do with transport and cars, support services…

And all around this airport there are commercial properties, strata titled or freehold – strata title is where you own a portion of the building, but you don’t have as much control… freehold is much better if you can do it, although it’s usually much more expensive because you have to buy the whole building… but you control the whole thing and that gives you so many more options.

For example, here you can control the airspace such as mobile phone towers, and you can add a whole of stuff around it.

So we want to go where major infrastructure is, and right near it and around it look at all the support services that are being offered there because there’s opportunity for the small commercial property investor.

And it’s easy for you to find this stuff as well. You can find out where the government is spending money and where the infrastructure is going in…

They are completing the major highway upgrade from Sydney to Brisbane of course, and up here on the Gold Coast you’ve got the Super Light Rail network and that comes down to Broadbeach… so from Broadbeach you can get the train line up past Southport then you can go to Brisbane… well that light rail which currently stops at Broadbeach is eventually going to be brought right down to the airport… and then maybe even down to Coolangatta which is in the distance there.

So there’s major growth opportunities going on here and the returns on commercial are quite startling when you look into it, but we want to look right near that infrastructure spending and the opportunities for us right there.

So just a final little tip for you for those are thinking and considering investing in commercial real estate, I recommend you get some education and once you look into it, I don’t think you’ll go back.
